Apply for building regulations approval

Check if your work needs building regulations approval, what it costs and how to apply.

Building regulations make sure building work is safe, energy efficient and accessible.

Work that needs approval

You'll usually need approval for:

  • extensions, loft conversions and garage conversions
  • removing or changing a wall that holds up the building
  • new windows, a new boiler or rewiring, unless your installer is registered with a competent person scheme

Ways to apply

  • Full plans: send detailed drawings and we approve them before work starts. Best for larger projects.
  • Building notice: tell us at least 2 days before you start. Only for small work on homes.

What you'll need

For a full plans application: drawings, a specification of the materials and methods, and structural calculations if you're changing walls or beams.

What it costs

The fee depends on the type and size of the work. A single-storey extension of up to 40 square metres costs £780. See all fees.

What happens next

We'll decide full plans applications within 5 weeks. You must then book inspections at key stages of the work.

Completion certificate

When the work passes its final inspection, we'll send you a completion certificate within 10 working days. Keep it safe: you'll need it if you sell your home.
