Check if you need planning permission

Find out if your project needs planning permission, and what to do if it does or does not.

Many small projects, such as some extensions, loft conversions and outbuildings, do not need planning permission. These are called permitted development.

Check your project

Use the interactive guides on the Planning Portal to check common projects, such as extensions, porches, fences and garden buildings.

When you'll always need permission

You'll need planning permission if:

  • you live in a flat or maisonette
  • your home is a listed building, or in a conservation area and the work is to the front
  • you want to build a new home, or split a home into flats
  • you want to change how a building is used, for example from a shop to a café

If you need permission

You can apply for planning permission. If you're not sure, get pre-application advice first.

If you do not need permission

You can start work, but you may still need building regulations approval. If you want proof that your project is permitted development, for example for when you sell your home, apply for a lawful development certificate. It costs £264 for a home.
